Licensed real estate advisory

In real estate, trust is put in writing.

Before every purchase, sale or rental we check the title deed, encumbrances, authority to sell and the price range — and we put every step in a written agreement.

Our approach

We offer safe transactions, not just listings.

Many agencies can sell the same flat. What sets us apart is the discipline of putting the risks in writing before any deal.

Check first, price second

We never commit to a price before the land registry record is checked. Encumbrances, number of owners and mortgage eligibility are clear from the start.

Everything in writing

Who we represent, our fee and when it is earned are set out in a written agreement before we begin. We do not work on verbal understandings.

We speak with data

We assess price as a range — comparables, rent multiple and payback period — not a single number. An estimate is always labelled as an estimate.

How we work

A safe transaction in four steps

  1. 01

    Introduction and needs

We listen to your budget, goal and timing, and clarify whether you are buying to live in, for rental income or for capital growth.

  2. 02

    Document and record checks

We review title, encumbrance, building and authority records and share every risk we find in writing.

  3. 03

    Written authority and agreement

An authorisation agreement is signed with the owner and a viewing agreement with the buyer, so representation is always clear.

  4. 04

    Viewing, negotiation, transfer

We show suitable properties, handle negotiation and follow the process through to the title deed transfer.

FAQ

Frequently asked questions

What is your fee?

Our fee stays within the limits set by the Turkish Regulation on Real Estate Trade and is agreed in writing before we start. No fee that is not in the agreement is ever requested.

Which party do you represent?

We state in writing who we represent before every transaction. If a fee is to be charged to both parties, both are informed in writing in advance.

What is an encumbrance and why do you check it?

Encumbrances are restrictions recorded on the title deed, such as mortgages, liens or annotations. They can directly affect a sale, a mortgage or a transfer, which is why we never commit to a price before checking the land registry.

How can I verify your licence?

Our Real Estate Trade Authorisation (No 3401692-039) can be verified on the Ministry of Trade’s e-belge.gtb.gov.tr service. Our responsible consultant’s MYK certificate can be verified through e-Devlet.

Do you provide legal advice?

No. We identify and report risks in writing, and pass any matter requiring legal assessment to your lawyer as a list of questions. This separation is there to protect you.

Do you work with foreign investors?

Yes, we communicate in English and Arabic. Because the conditions for foreigners acquiring property vary by property, every transaction is confirmed with the land registry office and a lawyer.
